DABORACONWAY offers a fully assisted guaranteed rent service for landlords and councils throughout the leasing process to ensure your property is tenanted both quickly and with ease. To provide you with an idea of what may be required please find below a few of the more Frequently Asked Questions.

A: Furniture requirements will vary depending on which Borough your property is situated within. However, Boroughs that accept un-furnished properties will require the following as a minimum:

  • Fridge/freezer (size dependant on size of the home concerned).
  • Gas or electric cooker.
  • Nets and heavy curtains to windows.
  • Lampshades to all light fittings.
  • Space and plumbing for a washing machine.

Where the property is required to be furnished, our Negotiator will be able to determine the specific requirements and advise you at the initial inspection. The furnishings provided will be expected to last the full term of the lease agreement.

A: Each Local Authority has outlined minimum property standards which must be met in order for a property to be accepted on a leasing scheme.

After the Initial Inspection a ‘Works Report’ will be drawn up, free of charge, by one of our Negotiators, providing a definitive list of any works needed in order for your property to meet the required standards. A: Before the lease begins you will be responsible for ensuring the property meets the required standards. DABORACONWAY has longstanding working relationships with recommended contractors who can undertake works if you need assistance in arranging this. We will ensure that all works detailed in the ‘Works Report’ will be carried out in a timely and professional manner. 

A:The following SIMPLE 5 STAGE PROCESS applies for all Local Authorities:

1 - Contact Us

We can then discuss your specific requirements in further detail as well as the many leasing options we have available for you. An appointment will then be arranged for one of our experienced Negotiators to visit your property to carry out a free inspection.

2 - Free Inspection & Works Report
A Negotiator will attend your property to confirm its suitability. They will also undertake an inspection and produce a helpful checklist which will highlight any outstanding items that need addressing in order to meet with the Local Authorities required standards.

3 - Certificates & Keys
As well as 3 full sets of keys for the property, we also require the following:

  • Electrical Safety Certificate (NICEIC/NAPIT).
  • Gas Safety Certificate (CP12) from a ‘Gas Safe’ registered engineer.
  • Energy Performance Certificate (EPC).
  • Buildings Insurance Policy.
  • Proof of Ownership (Land Registry).
  • Planning Permission and Building Control documents if the property has been converted.

All certificates detailed above and the 3 sets of keys will need to be produced at the Final Inspection (see below).

4 - Final Inspection
Once any works that are required have been completed, your Negotiator will return to the property to carry out a final inspection.

5 - Leasing Process
Once the property has been passed, we will immediately inform the Local Authority; who will begin the process of allocating a tenant.

A: Up until the property is tenanted all utilities will continue to be your responsibility. As soon as the property becomes tenanted DABORACONWAY will inform all utility suppliers of the tenant’s details including the date they moved in and meter readings, where appropriate.

The responsibility for the utilities will then become the tenants.
You will not be responsible for any utilities during void periods within the term of the lease.

A: As the Landlord of the property you will be responsible for ongoing repairs and maintenance. You will have the option of dealing with the repairs yourself or alternatively authorising DABORACONWAY to use one of our approved contractors.

A: Throughout the term of the lease your property will be regularly inspected on a minimum 8 week rotation. We also have an out of hours Emergency Phone line which tenants can use to report emergency repairs.
