Renters' Rights Bill 2025 Guide for Landlords
This year, the long-anticipated Renters’ Rights Bill will become the Renters’ Rights Act 2025, bringing key updates to the lettings sector. Good landlords who already offer safe, well-managed homes will have very little to worry about.
Responsible landlords are ready
Most responsible landlords are already in line with the upcoming changes. The replacement of Section 21 with Section 8 improves tenant protections, and it also protects your interests as a landlord.
When will the Renters' Rights Bill become law?
The Renters' Rights Bill is currently progressing through the House of Lords, with its Committee Stage underway as of May 2025. Following this, it will move to the Report Stage and then the Third Reading. If both Houses of Parliament approve the final text, the bill is expected to receive Royal Assent before the summer recess in July 2025, thereby becoming law. Implementation of the bill's provisions is anticipated to begin in October 2025, allowing landlords and tenants time to prepare for the significant changes that will reshape the rental sector.
