Our Letting Agents in Wanstead will market your property through our Branch, its Website, RightmoveZooplaPrime Location and Social Media in order to find you the most suitable tenant(s). Our ability to act quickly using online marketing tools and networking means that our Letting Agents can work faster at getting your property let. 

PROPERTY MANAGEMENT

We will act on your behalf by negotiating the rent and terms of tenancy, ensuring that your requirements are met. Once an offer is received and accepted the following work will be undertaken:

  1. Credit Check(s) - This will highlight any CCJ's and/or Bankruptcies. 
  2. Employer Reference(s) - From the applicant's employer confirming their employment status and income. 
  3. Landlord/Agent Reference(s) - From the applicants previous or current landlord or agent. 

Following approval, we will draw up the Tenancy Agreement which has been prepared by a market leading specialist, ‘Landlord and Tenant law firm’.

Should you require, we can arrange Gas and Electrical Safety certificates as well as the EPC (Energy Performance Certificate) on your behalf at highly competitive rates. We can also arrange a Professional Inventory and ‘Check In’ service which is highly recommended.

In addition, we can arrange a Rent Protection & Legal Expenses Warranty to provide you with complete peace of mind.

HOW IS MY RENT COLLECTED?

DABORACONWAY will collect the first month’s rent and a tenancy deposit. The deposit will be registered on your behalf with 'my deposits' who are a government authorised Tenancy Deposit Protections Scheme.

All tenants are required to complete a Standing Order Mandate which we will pass to their nominated bank for processing. Once the Standing Order Mandate is in place our Finance Department are on hand to ensure that your rent is received on time, leaving you to get on with your busy life worry free.

WHO WILL BE MANAGING MY PROPERTY?

You will be appointed a dedicated Property Manager from our letting agent in Wanstead office who will be responsible for dealing with any maintenance issues that arise during the tenancy. They will keep you informed at all times and form a direct point of contact for you should you have any matter of concern relating to your property.

DABORACONWAY prides itself on the quality of its staff and understands the importance of the vital relationship between Landlord and Property Manager. You will be able to relax knowing that your property is being managed by an experienced and dedicated person who you can contact at any time.

We also run a dedicated 'Out of Hours telephone service' for use by tenant's, details of which will be passed to the tenant and you at the commencement of the tenancy.

WHEN WILL MY PROPERTY BE INSPECTED?

A Property Inspection will be undertaken by your dedicated Property Manager three times per year as part of our management service (additional visits can be arranged upon request). After each visit a report will be drawn up and sent to you outlining the condition of the property. At least two months prior to the end of the tenancy we will update you about the tenant's intention to renew the tenancy.

Our management service is available 7 days a week 365 days a year for repairs management. Contact details will be supplied at the commencement of the tenancy.

HOW DO I PAY THE PROPERTY MANAGEMENT FEES?

DABORACONWAY will deduct the property management fees monthly from the rent received, so there are no upfront costs to you.
